US Warns Over Property Dispute in Antigua, Cautions Investors
The U.S. Department of State has warned American investors to exercise caution in Antigua and Barbuda due to an unresolved dispute over the alleged expropriation of a U.S.-owned property.
In its 2025 Investment Climate Statement, released in September, the State Department flagged the case as a concern for real estate security in the twin-island nation.
While Antigua and Barbuda permits full foreign ownership and actively promotes investment in tourism, agriculture, and other sectors, the report noted that the property dispute remains unsettled.
“The U.S. government recommends careful consideration when investing in real estate in Antigua and Barbuda,” the report stated.
The document did not identify the property by name, location, or owner, but said the ongoing dispute raises questions about investor protection.
Antigua and Barbuda has long encouraged foreign direct investment, with the Antigua and Barbuda Investment Authority providing incentives and support.
However, the State Department’s caution underscores the risks in the property market despite the country’s otherwise open investment climate.

Just in case the USA didn’t know, Antigua and Barbuda is a country of Laws. Private Property is guaranteed and protected by the Constitution. Whenever the government wishes to acquire someone’s property it has to go to Parliament and to court and the court will set the appropriate amount to be compensated. And these things do not happen easily and quickly. Just look at the Half Moon Bay acquisition. To date this acquisition is not complete. The Interest paymemt is in dispute. Whereas in the USA Trump seem to be doing whatever he wants and the USA can and placed sactions even on properties from people from other countries. We have seen it with the confiscation of the Russian Billionaires porperties all over the World. An action unheard of in the history of man kind. Antigua and Barbuda participated in this by selling the Russian Yacht The Alpha Nero and keeping the proceed.
It is the USA who has placed sanctions on Cuba for having confiscated porperties owned by US Citizens. And have also placed sanctions on Venezuela and hold on all there assets in the USA. Antigua doesn’t do such things with anyone’s property.

I have always contended that it is dangerous when some men can alight from poverty upon hitting the jackpot of elected office, and then move with alacrity to sell off the lands that we paid with blood , and then still compensate the white man by going to the bank and barrowed a loan to pay these colonial gangsters, to see these politicians run with speed as dealers to enrich themselves selling off the lands to all sort of white mafia, once you sell lands to any Caucasian whether American or who ever they all protect each other, they will use the financial system or army to protect those properties, once you sell that property to an American it is not an Antiguan real estate anymore, it becomes an American real estate forever, and the Antigua half moon bay property fiasco don’t seem to teach Gaston anything, he gone take Barbuda lands at gun point to sell to all walks of life Caucasian including the Oppenheimer apartheid beneficiaries out of south Africa using a benign shell company name PLH ( peace love happiness) to placate the barbudans and if that don’t work Gaston have the police and military to shoot up the people.
