The project is expected to elevate Antigua’s status as a luxury Caribbean destination, providing visitors and residents alike with an extraordinary experience while offering breathtaking views and world-class amenities.
A New Era of Luxury in Antigua
“We look forward to introducing the Nikki Beach experience to the stunning island of Antigua, marking our first resort and residences in the Caribbean and our second beach club after Saint Barth. We look forward to expanding in the region and providing our guests with an exciting new destination where they can Celebrate Life with us, all while enjoying Antigua’s natural beauty, rich culture, and vibrant community,” said Lucia Penrod, Cofounder, CEO and Owner of Nikki Beach Hospitality Group.
Calvin Ayre, Chairman of the Ayre Group, explained, “This soon-to-be-developed 5-star hotel on the beachfront of Antigua is poised to become an unforgettable destination in the region, combining luxury, convenience, and modern living. As guests enter the property, they will be immediately immersed in its idyllic atmosphere and breathtaking ocean views.”
Redefining the Antigua Experience
Nikki Beach Resort & Spa Antigua will be an anchor for Antigua’s tourism development, offering a high-end destination for both visitors and local residents. The resort’s design is a collaboration with HKS Architects and ROAM Interior Design, globally recognized firms specializing in hospitality and entertainment design. Their work on the project will reflect the local culture, natural beauty, and community spirit, ensuring that the resort fits harmoniously into its environment.
Once completed, the property will boast an impressive range of facilities, including 82 luxury hotel rooms and suites, 181 branded residences featuring studios, apartments, and beachfront villas. The residences will range from one to four bedrooms, giving guests various options for enjoying the resort’s offerings. In total, the resort will offer 263 resort keys, accommodating up to 876 guests. Owners of the branded residences will also have the opportunity to participate in a rental program, allowing them to share the Nikki Beach experience with others while benefiting financially.
The signature Nikki Beach Antigua Beach Club will be the heart of the resort, featuring a boat drop-off point, making it convenient for visitors arriving by sea. The property will also offer five additional dining outlets, ranging from casual beachside eateries to fine dining experiences. Health and wellness will be central to the resort’s offerings, with the Nikki Spa providing guests access to cutting-edge treatments including cryo, hyperbaric, hydrothermal, red-light, and IV therapies. Additionally, a state-of-the-art gym, the Tone Gym, will cater to guests looking to maintain their fitness during their stay.
A High-End Investment in Local Communities
The scale of the development is expected to have a transformative effect on Antigua’s local economy. With around 300 long-term jobs created in the hospitality sector and hundreds of additional construction jobs, the resort is expected to provide significant employment opportunities for locals. Furthermore, the team behind the project is committed to sourcing as much of its workforce and supply chain from Antigua as possible, ensuring that local talent and resources are utilized in its development.
The Honourable Charles “Max” Fernandez, Minister of Tourism, stated that, “The project will create significant local employment, both directly and indirectly, which is particularly welcome post the global pandemic wreaking havoc on the hospitality industry.”
Shaping the Future of Antigua’s Tourism
The Honourable Gaston Browne Prime Minister – Antigua and Barbuda added, “I welcome Nikki Beach Hospitality Group’s 5-Star tourism development project to the shores of Antigua. Nikki Beach is a luxury brand that is celebrated for its cutting-edge architecture, contemporary dining, and amenities. The construction of this hotel will accelerate the transformation of Antigua and Barbuda as a luxury destination here in the Caribbean. Nikki Beach ranks so highly among travellers with exquisite taste, that the outcome of its presence here will be mutually beneficial to all stakeholders.”
The groundbreaking of this project is scheduled for later this month, with the construction expected to take approximately 36 months, targeting a grand opening in 2028. The sales launch of the Nikki Beach Residences is set for Fall 2025, with Blueprint Global leading the marketing and sales efforts for these luxury properties. Blah! Blah! $400 million USD, crap! That’s the real estate evaluation after it is constructed for $50 million USD, the added value is our white beach fronts that really is the value by itself, and a matter a fact that beach land would have really cost $2 billion USD putting them out of the reach of these white investors, but the white hegemony has our puppet government giving aide to white people to build their wealth around the globe through excessive concessions making the investment climate difficult for black investors.
Where in Jolly Beach are they putting this? I have only been to one resort on that stretch of beach so are they tearing that down and rebuild. Man that’s going to make it out of reach for a lot of people to visit and enjoy that stretch of beach. Glad it will allegedly employ 300 people. That’s the only upside.
@Eldread no one else wanted to touch this property and it was in the hands of black investors before that had a whole bank behind them.
Jolly Beach should have never been build. It was the beginning of CHEAP tourist coming to Antigua and Barbuda. And at that time we told Lester not to do that, but he was persuaded that the argument of the back of the plane needed to be filled as well. Antigua was known to be the destination of the Rich and Famous. With properties like, Half Moon Bay, Mill reef Club, Divi Anchorage, Halcyon Cove, Blue Waters, Curtain Bluff and the flagship Island Jumby Bay. Only those of wealth could visit this country. And I keep saying the tip from a rich man is better then the thank you from a poor man. Even taxi drivers can tell you about the tips they use to get. Some build homes with cash and send their children to university. Hotel workers used to word for the season only and still had enough money to go by. Most of them had a second job in the off season or went overseas. Some hotel still close for the season and open on November 1st. Staff are paid all their vacation and severance every year. So their is no accumulation of severance. We need to try to go back to this type of tourism. The cheap tourism doesn’t works well for our people. They have to work harder and get no tips whatsoever. And their wages are much lower. That is why staff in those cheap hotels are not pleasant at all. Yes they have a job, but they know of their colleagues working in more expensive hotels, doing the same work, get paid much better. Were it alone for the service charge and the tip. Remember service charge is calculated from the room rate. So the higher to room rate the higher the service charge. That is why Barbudans will soon be the highest paid hotel workers in the country and perhaps in the region.
The area that Nikki beach will become is the portion between Jolly harbor (marina/residences) and the Jolly beach hotel. Jolly Beach hotel would remain as it is. The image at the top of the article is not a representation of how the property would look.
Hey “Less We Forget”, I’m not rich or famous but I love Antigua. The rich folks can go wherever they want with no limitations, it’s the rest of us that have to save and save to have an island vacation!
As for tipping, I tip very well and if you only get a thank you the. You have to look in the mirror and wonder why. Just an FYI a vacation is never a “cheap” vacation. Spend a winter somewhere where the temperature is -25°C and then you’ll realize how good you have it.

I have no problem with people looking for cheap and affordable places to go on vacation. Some countries are known for that. One such Island is Santa Domingo.
All I’m saying Antiguans were better off when they had mainly the upper class tourist.
And yes it is nice to get a thank you from someone, but that doesn’t pay your rent in the end. Therefore do understand that the staff in the hotel looks forward to the service charge to be added to their already low wages. And the lower the room rate the lower their service charge. Therefore as I said hotel workers in high end properties are financially better off than those working in low end properties. And that is so everywhere. Not just in Antigua and not just in the hotel industry. A person working in the five star restaurant like Nobu will serve five guests per night and makes more money than a person working in Mac Donald or Kentucky and have served hundreds of guests during the day and is tired like hell. And their tip is ZERO.
I get where you’re coming from @less we forget. It’s not so much that Antigua is a cheap holiday and people don’t mind tipping, but when sometimes, and not all the time and not all the people, could give a crap whether they serve you or not why would I tip them?
I get the philosophy of more money better tip, but sometimes it’s your repeat customers that get to know you and want to keep coming back that your tips may be larger. That’s how it’s worked with us after Meeting many people on the island that we still help out when we go.
But I get it
Where is the Environmental Impact Assessment for this new resort AS REQUIRED BY THE PHYSICAL PLANNINNG ACT!
There is a 30 foot right of way running from Josephs Castle all the way to the beach at the former Castaways. CDAL have done their very best to hide it from the public for over 30 years and now they will just build right over it. Are Antiguans going stand by and watch as another developer steals their public access to the beach? Do not be fooled by them when they tell you to use their paved private road. They already have plans to restrict that with a digital pass for Jolly Harbour residents when the time comes. Wake up people. You are all being scammed AGAIN!
Lest we forget, how do the ” high end”resorts benefit the bulk of the Antiguan population, those not involved in any way with their business. The so called ” cheapies” I imagine spread their business across the Island not just exclusive hotels.
The illustration is not what it’s going to look like? Thank heavens for that!! But beach access and parking are big questions here…’iconic’ luxury’ etc is all very well so long as residents who dwell outside the iconic luxury gates have their right of access and enjoyment (of the beach) preserved..

I thought I was clear and pellucid enough with my example of staff taking home more money working in hotels with a higher room rate. Bare in mind that the majority of our country’s work force is in the tourism industry. Therefore these workers who has households to maintain have more money and can afford a much better standard of living. I even gave you examples that in the old days even taxi drivers were able to build homes and send their children to university with just driving taxi. All that because the rich tourists tipped them graciously. You had some drivers that had when they had a particular client for the day they did not take any other job, because they were afraid someone else would get that client. So they hung around the hotel until that client wanted to go somewhere else. In fact I had the same thing happening to me when I went to Trinidad in the mid 70s. The driver that took me to my hotel from the airport did not leave my sight until he dropped me back to the airport a week later. He was there early morning inquiring of me where I would like to go for the day and what time to pick me up and come back. And note those day you had no cell phone to call anyone. Therefore all I needed to do is look around and there he was.
So I hope you now understand what high net worth tourist meant and still mean for the tourism industry. More money for the average person. Higher tips and much more.

Antigua and Barbuda is I believe the only Island that has the right of access to the beach in law. Therefore anyone who thinks they can deny anyone beach access through their property has a law-suite coming. And we have seen many of them already. Papa Bird had to send backhoes to bring down many fences at Jolly Harbour and Jolly Beach.
But I have some concerns when it comes to that. Even when I call for high net-worth individuals to form a major part of our tourism product, this comes with some problems. These individuals are very concern about their security. Kidnapping and killings by terrorists are these days very normal. And they pay a high price for their and their families security. The local people are not the problem. But how does one differentiate between a local person walking on beach coming close to one of these high net-worth individuals or their children. Thank God nothing like that has ever happened in our country. But I remember this has happened a lot in Europe and the amount of money that they had to pay in ransom money is staggering. Actually I do remember a famous kidnapping here from the spouse of the owner of Epicurean “Ditty”. it seems that she was abducted and held at a home at Browns Bay Villas. Anyway the owner of Epicurean Jean Beaulieu had to pay millions of dollars to get her free un-harmed.
Therefore places like Jumby Bay and Mill Reef where many billionaires have there vacation home cannot afford to have every and anyone entering their property. And when keeping that in mind we will have to give up some of our freedom when it comes to certain properties. By the way Barbudans remember very well when Princess Diana used to come to Barbuda for her vacation the beach where she state became off-limit for them. The security was very tight. Rich people know that they can become a target for terrorists and see everyone as a potential terrorist. One person that was not afraid of that was Allen Stanford. He would go to every bar in every neighborhood, especially in Parham and have drinks with the men. he was very much at home when here. But yes he carried a huge life insurance if someone ever kidnapped him.
Antigua is blessed when it comes to that, but I think our security services like ONDCP should be on their toes and make sure they work with the private security services that travel with these wealthy people and prevent any such thing from ever happening within our shores.
We see how Israel is behaving when they want to kill certain targeted individuals. Lets hope they do not need to come here. Neither the Russians.
