The developer behind the Cedar Tree Point luxury housing project in Barbuda has defended the initiative against claims it poses an environmental threat.
Henry Anderson, head of the company overseeing the project, insists the development adheres to environmental guidelines, saying it sits more than 4,000 feet from the protected Frigate Bird Sanctuary and 400 feet from the ocean—exceeding official buffer zone requirements.
His comments come as a court prepares to rule on a legal challenge brought by Barbudan fisherman George Jeffrey, supported by the UK-based Global Legal Action Network.
They allege the Development Control Authority’s approval of the project was unlawful due to its proximity to the Ramsar-listed Codrington Lagoon National Park.
Jeffrey also claims the government breached the Environmental Protection and Management Act and the Physical Planning Act by failing to publish the project’s environmental impact assessment.
However, Anderson cited findings from a marine biologist, who reported no harm to the sanctuary’s ecosystem, turtle nesting sites, or lagoon health.
He also questioned why a nearby, larger hotel project has not faced similar scrutiny.

The stakes are too high to gamble with Barbuda’s fragile ecosystems. The Frigate Bird Sanctuary isn’t just a local treasure, it’s globally protected. Approvals must be transparent and lawful. This is about more than just one development, it’s about setting a precedent for environmental accountability.
Interesting how the smaller project is under fire while a bigger one gets a free pass. This smacks of selective enforcement, or worse, political favouritism. The court needs to apply the law fairly, not pick winners and losers.
Government and Developers will always get their way. The people be damned no matter how legitimate their cause, people say money talks
So Mr Anderson’s argument is this. Because one hotel has already gotten approval, every one should be approved as well!
So, Mr Anderson, my question to you is this. When should the over development of environmental lands seize?
It must be stopped at some point, unfortunately it starts with you, deal with it and find other places to construct your hotel. I’m sure Gatson Browne has some prime land in Antigua for you, but I guess the competition is too hard in Antigua for your liking.
The people of Barbuda do not want their Island to turn out the same as Antigua, and you can’t wrong them for that. Antigua has become a crime infested dumb under this current Administration, I wouldn’t want that as well.

I pray the Judge hands down a fair and just ruling in this matter because I really don’t know how much more of this INJUSTICE, BARBUDA HAVE TO SUFFER UNDER THE GUISE OF DEVELOPMENT WHILE THESE MONEY HUNGRY SUCKERS BENEFIT FINANCIALLY AND OTHERWISE OFF OF OUR HOME.

The dusty roads and village are still our paradise! We have peace of mind, freedom to roam, and our children to play, with no gunshots or sirens blazing! no jumbo jets and other noise pollution, and I’m sure this is the same reality you have shown/described to your clients for this particular development. Crisp fresh morning breeze right off the lagoon on one side and the caribbean sea on the other side. Birds chirping overhead or in the mangroves, nothing but the sound of waves crashing on the pink sandy shores just footsteps away from their abode, SMH! NAT YAH BOSS!!!!!

I don’t understand who woukd invest in a luxury home in an area that was so devastated by Irma. Sadly, that scenario is likely to reoccur. It seems foolish. Barbuda is beautiful and its natural resources are rare. Their protection should come above all development. Why not place development on the other side of the island, if possible. I honor those people who fight the development. It is not an easy burden to carry. May they be victorious and the natural splendors be protected.
If Barbuda doesn’t want your royal money then I will gladly take it

Dundo heads as usual, keep missing the point! Development is not subject to building hotels and luxury villas for the rich to further bask in their lap of luxury. Why can’t they invest in the community? Bring other investments such as educational institutions, recreational facilities that can cater to not only the people on Barbuda but to allow for others from overseas to have access and experience going to a college/university or training facility on Barbuda. Live there during their studies or training and the spinoff from that will be beneficial to the island and for them (Investor/s) as well.
