The Beach Club, Barbuda has officially launched sales for its ultra-luxury beachfront residences, with prices starting at US$7 million for The Beach Club Villas and reaching US$15 million for The Beach Club Estates.

The Nobu Beach Inn Residences, fully serviced by the Nobu Beach Inn, start at US$12 million.

Set on 400 acres of untouched coastline, the project brings to life a vision shared by founders Robert De Niro, Daniel Shamoon, and James Packer.

Anchored by the Nobu Beach Inn resort, slated for completion in late 2026, the development features private homes, villas, and estates that combine world-class hospitality with a low-impact, nature-first design ethos.

“The Beach Club, Barbuda will offer buyers and guests a true toes-in-the-sand, barefoot luxury experience,” said Managing Partner Daniel Shamoon, describing the resort as “a discreet, low-key destination where world-class hospitality subtly meets the ease of Caribbean living.”

The development’s three residential options include:

  • Nobu Beach Inn Residences – 25 serviced beachfront homes, 4–5 bedrooms, 5,000–6,000 sq. ft., from US$12 million.
  • The Beach Club Villas – 23 one-acre beachfront lots with flexible layouts, from US$7 million.
  • The Beach Club Estates – 7 six-acre plots with up to 480 ft. of shoreline, from US$15 million.

Residents will have exclusive access to the Nobu Beach Inn’s amenities, including the Nobu Barbuda restaurant, omakase sushi bar, oceanfront pool, spa, and tennis courts. The resort also emphasizes sustainability, using renewable energy, an on-site farm, and employing local Barbudans.

Located along Barbuda’s southwest coast, The Beach Club is easily accessible via the new Burton Nibbs International Airport, with private jet and inter-island connections from Antigua just 10 minutes away.
