Housing remains one of the most pressing challenges in St John\u2019s Rural South due to the absence of available government land, ABLP candidate and Education Minister Daryll Matthew said during an interview on ABS Television\u2019s \u201cKnow Your Candidates\u201d programme.<\/p>

\"\"<\/a><\/div>\n\n\n\n

Matthew said the urban constituency faces unique constraints that make traditional housing development difficult.<\/p>\n\n\n\n

\u201cSt John\u2019s Rural South\u2026 has a single phenomenon in that there is no vacant government lands in these areas,\u201d he said, explaining that most properties are privately owned, tightly packed and, in many cases, in poor condition.<\/p>

\"\"<\/a><\/div>\n\n\n\n

\u201cVery dense, very small, and in a lot of cases, dilapidated,\u201d he added.<\/p>

\"\"<\/a><\/div>\n\n\n\n

As a result, Matthew said efforts have focused on improving existing housing stock rather than building new communities. He pointed to the government\u2019s HAPI programme, which provides materials to assist homeowners with repairs.<\/p>\n\n\n\n

\u201cWe have been able to benefit from the HAPI program\u2026 where persons can repair their properties\u2026 to improve the quality of their living conditions,\u201d he said.<\/p>

He also highlighted ongoing efforts to remove abandoned structures, noting, \u201cWe have been doing quite a few demolitions of derelict properties.\u201d<\/p>\n\n\n\n

Looking ahead, Matthew said one option under consideration is higher-density residential development to make better use of limited space.<\/p>

\u201cWe have been searching to try to identify some areas\u2026 where we could perhaps\u2026 build a condominium-style housing in St John\u2019s Rural South,\u201d he said.<\/p>

\"\"<\/a><\/div>\n\n\n\n

He added that the government is also examining ways to bring long-abandoned properties back into circulation.<\/p>\n\n\n\n

\u201cProperties that have been abandoned for several decades\u2026 can be identified, cleared, and put back into the open market,\u201d Matthew said.<\/p>\n\n\n\n

However, he acknowledged a challenge in retaining residents within the constituency when housing opportunities arise elsewhere.<\/p>\n\n\n\n

\u201cAs they get access to land, they move out of the constituency,\u201d he said.<\/p>\n\n\n\n

Matthew said addressing housing in the area will require a combination of home improvement programmes, redevelopment of existing sites and more efficient land use, given the constraints of the densely populated constituency.<\/p>\n
